PROGRAM INFORMATION
Due to many dilapidated houses in the City of So. Lake Tahoe, it was determined that the City Council’s immediate attention was needed.  At that time, policies and guidelines were implemented to address these issues.  The City of South Lake Tahoe has created a “Hot Line”, and the purpose of this one stop calling number is to assist with tenant concerns.
The Housing Issues Hotline is a phone number you can call and file a tenant’s complaint regarding the condition of your rental unit.



YOUR LANDLORD IS REQUIRED TO PROVIDE
  • Effective waterproofing and weather protection of roof and outside walls, including unbroken windows.
  • Hot and cold running water provided and connected to a sewage disposal system
  • Plumbing and gas facilities in good working order
  • Electrical lighting with wiring, and electrical equipment maintained in good working order.
  • Adequate and safe heating facilities
  • Floors, stairways, and railings, maintained in good repair.
  • An adequate number of containers for garbage and rubbish.
  • The building and all grounds free of rodents, and other pests.

WHAT IS SUBSTANDARD HOUSING
The City of South Lake Tahoe enforces the state housing laws and investigates substandard housing complaints.
A substandard rental unit is an apartment or a house that is found to be in violation of the housing and property maintenance codes, health and safety codes.  Which lacks the necessary plumbing, heating, has no electricity, or running cold and hot water, i.e. or such as water leaks, and cracked walls.

WHAT YOU CAN DO
Notify your landlord immediately of any needed repairs.  While a verbal request for repairs may result in a prompt response by the landlord, it is usually a good idea to follow-up in writing.  Keep a copy of your letter.  If your landlord does not make arrangements to make the repairs, you can call the housing issues hotline and file a complaint.

COMPLAINT PROCESS

  1. If you wish to file a complaint please call (530) 542-7417. The complaint can be filed in English or Spanish. You can also email: lzuniga@cityofslt.us
  2. A building inspector will then arrange an inspection visit at your apartment or house.
  3. The building inspector will identify any building violations and will contact the owner with a written notice to comply.

SUBSTANDARD HOUSING INSPECTION FEE
The fee for a substandard housing inspection is $150.00 + $88.00 after two site visits.  The property owner is responsible to pay the fee, due within 30 days of receipt of the first violation notice.

F.A.Q’s
Does the City take complaints regarding mobile home parks? No.
The City of South Lake Tahoe doesn’t have jurisdiction over mobile home parks.  All mobile home parks are regulated by the State of Department of Housing and Community Development.  To file a complaint with them, call:

Does the City test for mold? No.
The City of South Lake Tahoe does not test for mold, nor do we complete mold investigations. 
We work closely with the El Dorado County Environmental Management office to address any water leaks that are associated with a mold complaint.
